An Apartment Purchase Is the 4th House and Mars

Property and the home are the 4th house, and Mars is the karaka of land and buildings. The coherent time to buy is an antardasha of the 4th lord, or of Mars if Mars connects to the 4th, provided that lord is not so damaged that the purchase only imports the 8th or the 12th. A 4th lord in the 12th can still buy, often at a distance or with heavy cost. A 4th lord in the 11th ties the home to gains. Vastu does not see this. If you are in Ketu mahadasha and Ketu is in the 4th, the seven years are a strange time to expect a settled apartment. Wait for a better sub-period if you can. The building will still be there.

Traditional Vastu treats the northeast, Ishaanya, as the corner to keep open, the southeast, Agneya, as the usual fire corner for a kitchen, and the southwest as the heavier corner, often preferred for the main bedroom in popular practice. An entrance that is usable and a plan that is not fighting those three ideas is a reasonable Vastu look. It is not a score out of a hundred, and it is not a dosha that cancels a strong 4th lord. A perfect northeast with a 4th lord in the 8th during that lord's dasha is still an 8th-house purchase: shared loans, repairs, sudden costs. Read the loan as the 8th if the money is borrowed. Read the home as the 4th.

The birth chart that judges your 4th lord needs the birth city and the zone offset, because daylight saving can change the lagna. The apartment's city needs a different thing: sunrise, if you are choosing a muhurta to sign. Do not mix the two cities. A muhurta lagna that is the 8th from your birth lagna is a traditional caution for starting. It is secondary to the dasha. If the dasha is wrong, a pretty muhurta signs a strained 4th. If the dasha is right, a decent plan and a clear northeast are enough architecture. You do not need a mythic flat. You need the 4th lord's name and the courage to walk away when that lord is silent.
